Super Walmart development update

Wal-Mart Corporation remains interested in building a Super Wal-Mart Center in Mundelein.  Wal-Mart officials and the property owner, Oak Creek Plaza, LLC, are in active discussions regarding the purchase of the property.  Exact groundbreaking date is dependent upon completion of the real estate transaction between Wal-Mart and the property owner.  Mundelein has approved an Economic Incentive Agreement with the Oak Creek Plaza, LLC for the construction of a small commercial building on an out lot of the shopping center.

 

▪The vacant land across from the Mundelein Super Target is actively being marketed by the property owner, McLaughlin Property with support from Mundelein officials.  At the present time, Mundelein is not aware of any development activity on this property, however, Mundelein staff is aware that the property owner is seeking buyers that will develop the property in its entirety or develop portions of the property.

 

▪The Dominick's vacancy continues to be a challenge for both Mundelein officials and residents alike. Over the past couples of months Mundelein staff have reached out to a number of different grocery store including:  Heinen's, Whole Foods, Sunset Foods, Fresh Farms, Lewis Produce, Kroger, Piggly Wiggly, Butera, Garden Fresh, Fresh Thyme Farmers Market, Joseph's Market, Angelo Caputo's, and Valli Produce. 

 

The owner of the Long Meadow Commons Shopping Center, Brixmor Property Group, owns and operates the largest wholly-owned grocery-anchored shopping center portfolio in the United States and 522 properties across 38 states.  70% of Brixmor's shopping center portfolio is anchored by major grocers like Kroger, Pubix, Safeway, H-E-B, Giant Eagle, Stop and Shop, Jewel-Osco, ShopRite, and Trader Joe's.  Therefore, the Village of Mundelein remains optimistic about filling the former Dominick's space given Brixmor's ongoing and extensive relationships with grocers across the U.S.   Further, the Village has outlined and communicated an attractive economic incentive package for the right grocer.
